What Determines the Cost of Building a Villa in Dubai?
A useful villa budget starts with the design and scope. A single price per square metre cannot explain all the choices that affect your project.

Define the area and the building
Confirm the built-up area and what it includes before comparing budgets. The number of floors, room layout, structural design and external works all shape the work to be priced. Keep plot area and built-up area distinct in your project brief.
Look at the complete scope
Civil construction is one part of the budget. MEP systems, finishes, joinery, specialist packages and external works need their own clear scope. Identify work supplied directly by the owner so it is coordinated without being counted twice.
Make finish choices visible
Flooring, bathrooms, kitchens, doors, windows and cabinetry can differ substantially between specifications. Prepare a finish schedule with the consultant. Where selections are pending, ask the contractor to state the allowance and what it covers, including installation.
Review project assumptions
Ask which site information and design documents have been used. Discuss access, site preparation, structural requirements and procurement assumptions with the project team. If an assumption changes, review the impact before authorising the work.
Keep a controlled budget
- Separate the construction quotation from other project costs.
- Record exclusions, owner-supplied items and unresolved selections.
- Review contingency needs with the project advisers.
- Approve changes against a written cost and programme assessment.
For a project-specific quotation, share the location, built-up area, available drawings, drawing status and intended start date. An early budget discussion helps plan the next step; detailed pricing needs a defined scope.
